Emerging and mid-career artists with a strong exhibition history or community-focused practice can apply for affordable art studio space in New York City’s DUMBO neighborhood.

Two Trees is dedicated to maintaining a diverse group of commercial tenants who exemplify DUMBO’s identity as a place where entrepreneurship, creativity, and community engagement are celebrated. Recognizing that market rents are not feasible for all, the Cultural Space Subsidy Program awards affordable studio space to artists who best demonstrate their intent in providing a social benefit to DUMBO and the broader community.

Located in landmarked, industrial loft buildings, available studios range from 500–2,500 RSF and have windows, air conditioning, and heat. The majority of available studios are 1,000–1,500 RSF. Two Trees commercial buildings have shared amenities for all tenants, including communal conference rooms, secure bike storage, and roof decks as well as freight elevator and loading dock access.

Requirements

License agreements will begin in early 2024, with an expiration date of December 31, 2026.

Details of the license agreement entail reduced rent of $12/RSF per year. For example, a 1,000 RSF space would be $1,000 per month plus utilities.
License agreements will last up to three years with no option for renewal.

Tenants pay all applicable common charges, real estate taxes, and utilities.

Note that tenants must maintain an active professional practice. Studios may not be used for performances, rehearsals, storage, or sublet to other groups or individuals.

Highly toxic chemicals, welding, and high-powered electrical equipment are prohibited.

Living in Two Trees commercial spaces is strictly prohibited.
